These terms govern your use of the Wu and Kin website at wuandkin.com. They are written to be read. Where a signed lease exists between you and Wu and Kin, that lease governs the tenancy, and these terms cover only the website itself.

What this website is

This site presents a small, curated set of long-stay homes that Wu and Kin operates in Vietnam. Listings describe real homes, with details drawn from an in-person inspection. We work to keep every listing accurate. Availability, pricing, and the condition of a home can change, and a listing is an invitation to inquire, not a binding offer of a lease.

Sending an inquiry

When you submit an inquiry through this site, you are asking us to contact you about a home. You are not entering a lease and you are not paying anything. No tenancy exists until a written lease is signed by both parties. You agree that the information you provide is accurate and that you are able to enter a lease if one is offered.

Pricing and currency

Rent and deposit are quoted in Vietnamese dong, which is the currency of any lease. Any figure shown in another currency is an approximate conversion for convenience only and is not the contract price. Utilities, unless a listing states otherwise, are billed separately at actual usage.

The lease governs the tenancy

Every tenancy runs on a written lease agreement, executed in English, subject to Vietnamese law. That document, not this website, sets the rent, the deposit, the term, the maintenance responsibilities, and the house rules. Where anything on this site differs from a signed lease, the signed lease controls. A Vietnamese version of lease documents is available on request; where a dispute turns on interpretation, the Vietnamese version governs.

Registration of residence

Foreign nationals residing in a private home in Vietnam must be registered with local authorities. For homes we operate, we handle the filing, and the tenant provides passport and visa documents in a timely way. The specifics live in the lease and the tenant handbook.

Your use of the site

You agree to use this site for its intended purpose: learning about our homes and contacting us. You agree not to scrape, disrupt, or misuse the site, submit false inquiries, or use it to send unlawful or abusive content. We may decline or withdraw an inquiry at our discretion.

Intellectual property

The text, photography, brand marks, and design of this site belong to Wu and Kin. You may not reproduce them for commercial use without permission. The 47-point inspection framework may be described and referenced; it is the execution, not the list, that we consider ours.

No warranty beyond what we state

We describe each home as honestly as we can, including what did not pass inspection. Beyond the specific representations we make in a listing and in a signed lease, the site is provided as is. We do not warrant that the site will be uninterrupted or error free.

Limitation of liability

To the extent permitted by Vietnamese law, Wu and Kin is not liable for indirect or consequential loss arising from your use of this website. Nothing here limits the obligations we take on in a signed lease, or any liability that cannot be limited under law.

Changes to these terms

We may update these terms as the company and the site evolve. The current version, with its date, is always the one published here. Material changes that affect an active tenancy are communicated directly, not left to a website update.
