If the home does not match what was shown when you arrive, you have 7 days to walk away with the full deposit returned. It is written into every lease.

What counts as normal wear?
The deposit is held against damage beyond normal wear and against excess cleaning. Anything deducted is itemised, with a receipt for each line.
Who decides a deduction, and can I see why?
Every deduction comes with a receipt. If you disagree with one, Trang or Han goes through them with you. Losing a small amount on a borderline deduction is better than losing a referral.
What if I cancel before I arrive?
Before signing, nothing has been collected. After signing and 14 or more days before move-in, if the home can be re-let for your dates, the deposit comes back minus a small relet fee. Later than that, or if it cannot be re-let, the deposit is forfeit under the lease. For a health emergency, a visa denial or a family situation, write to Trang.
